INCLUDED IN OUR RATES

Our rates include seasonal pool heat for your private plunge pool (October through March). You'll also enjoy complimentary access to all of the Windsor Hills Resort amenities, including the resort pool, hot tub, Sir Windsor AquaVenture Waterpark, clubhouse, movie theater, fitness center, sport courts, playgrounds, and more.

Parking in our gated community for up to three vehicles, including one private parking spot in front of the home.

To get you started, you will also receive the following starter supplies:

· 1 sponge

· 2, 13-gallon trash bags

· 2 dishwasher tabs

· 1 small roll of paper towels

· 2 laundry detergent pods

· 1 trash bag in each trash receptacle

· 1 roll of toilet paper in each bathroom

· Starter pack of shampoo, conditioner, and bath soap in each bathroom

· Initial supplies for one pot of coffee, tea bags, and hot cocoa packets

· This home is equipped with 24/7 monitored Ring doorbell audio/video camera at front door, and Ring motion floodlight audio/video camera at pool equipment outside of lanai. There are NO cameras inside the home or at the lanai where the pool is located.

· Minimum age requirement of primary renter is 25 years old.

· No third-party bookings or subletting

· Maximum occupancy is 8 people, including children & infants.

· No parties (this is a family home and a family resort community)

· No smoking/vaping of any kind inside home or screened in lanai.

· No pets

· No firearms

· Guests must read and agree to all terms of the rental agreement at the time of booking.

Payment of $300.00 required 30 days before check-in, refunded 3 days after checkout and inspection.

$155 cleaning fee per booking

13.5% state and local taxes

*If your check-in date is greater than 30 days of your booking date, 50% of the reservation amount is due at the time of booking. The balance of your reservation is due 30 days before your check-in date.

*If your check-in date is within 30 days of your booking date, the full amount of your reservation is due to secure your reservation.
*All payments are to be made by PayPal (credit card or bank account).

More than 60 days prior to check-in: full refund, minus $100 administrative fee.

Between 30 and 60 days prior to check-in: 50% refund.

Less than 30 days prior to check-in: no refunds.

It is highly recommended that guests procure a Travel/Trip Insurance Policy at the time of booking to adequately cover the costs of their trip. For the greatest flexibility, consider Cancel For Any Reason (CFAR) coverage as it will provide the best protection and you can cancel for any reason. CFAR includes all of the coverages that a standard policy includes and will provide 100% reimbursement for a covered event and 60% reimbursement should you cancel for a non-covered event. CFAR coverage is only available for purchase within 14 days of your travel deposit and cancellation must be 48 hours or more in advance of the scheduled start date of your travel. 

Book directly with us and save on service fees from third-party travel sites! Direct booking is done through PayPal.
